First look

One&Only's second US address is heading to Hyde Park, in New York's Hudson Valley, on a 21-acre site that sits right next to the Culinary Institute of America campus. The plan is for 61 cabins, rooms and suites, plus a set of branded residences. The developer is Nolan Reynolds International, working alongside Kerzner and the CIA itself, which is an unusual partner for a hotel and the detail we keep coming back to.

A culinary school next door is a real hook rather than a slogan, and on paper it should mean the food program has somewhere serious to draw from. The resort is expected in 2028, so it's a way out, and we've not stayed. What we'll be watching for is whether the CIA tie-up shows up on the plate or just on the letterhead, and how a 61-key country property reads against One&Only's usual beach-resort scale.

One&Only Reethi Rah is 109 acres and a dozen beaches, and the thing that actually justifies the fare is the staff, not the real estate. Guests write in with names, not adjectives: a butler called Yiting who ran a private dinner and checked in daily, a host named Hameed who talked a family through a middle-of-the-night health scare, a dive instructor named Moe who slowed down to point out things underwater most people would miss. That's the pattern across nearly every review here, from first-timers to a family that first came eighteen years ago and found the place had gotten better, not worse, with kids in tow this time. The building itself is good rather than remarkable: Beach Villas are spacious and recently refreshed, the island is genuinely green and walkable by bike, and the main pool and beach club are well kept. Where it comes up short against the Baa Atoll resorts people compare it to is the reef: there's no house reef here, so snorkelling means a boat ride, and one Reddit regular flagged the villas as "fairly basic for the price" with a small, shaded pool deck. Billing needs watching too: one guest was told watersports were included and got a $730 charge for a 40-minute foilboard session, and daily dining credit can't be put toward room service. None of that is dealbreaker territory, but it's worth knowing before you sign anything at check-in. The service is the reason to book this over a prettier reef island, and the family-friendly kids' club (marine biology sessions, a Halloween trick-or-treat kids still talk about) makes it a genuine option with children, not just honeymooners. Go for a week if you want variety in restaurants and activities; go somewhere in the Baa Atoll instead if snorkelling off your own villa is non-negotiable.

One&Only The Palm

This is a 95-room resort at the end of the Palm's furthest frond, and that smallness is the whole pitch: staff learn your name and your coffee order fast because there simply aren't that many rooms to track. One returning guest of eleven years, who's spent decades reviewing hotels professionally, called it the best in Dubai without qualifying it. That's a strong claim, but the pattern in the details backs it up: a host arranging a late checkout and a bottle of wine unprompted, a beach team setting up sunbeds before anyone asked, a manager tracking down a specific Middle Eastern dessert someone had only had once before, in Morocco. The trade-off is geography and a bit of age. Being at the tip of the Palm means real distance: roughly 40 minutes from the airport, more if the causeway traffic or construction cooperates. The rooms themselves, per at least one recent stay, are showing about a decade of wear in the decor even though the bones remain handsome. The privacy that makes this place work is the same privacy that costs you convenience if you actually want to be near downtown or the Burj Khalifa. One odd scheduling quirk: the steam room is closed to men until 6pm, with no option to just book around it. Book it for a honeymoon, a family week where you want a kids' club that actually delivers, or a couples reset where you don't want to see another hotel guest all week. The four restaurants and the breakfast buffet alone justify skipping the newer glass towers downtown. If you want to be five minutes from Dubai Mall, this isn't your hotel; if you want an actual escape that still counts as Dubai, it's hard to beat.

One&Only Cape Town

Cape Town, South Africa

Almost every traveller who stays at One&Only Cape Town comes home naming a specific person: Menzi, who anticipated requests before they were asked, or Zaza, or Elton at the Vista Bar. One guest mentioned liking the spa's carrot cake in passing and had a whole one delivered to her room that evening. Another had a doctor in the room within thirty minutes of asking, at 10pm, prescription delivered by midnight. That's the level this hotel operates at, and the setting backs it up: right at the V&A Waterfront, walkable and safe, with Table Mountain filling the view from the lobby, the rooms and the pool deck. Nobu and ROOI both come up often and specifically, and breakfast gets mentioned almost as much as the staff do. Price it against what long-term Cape Town residents point out: you're paying international resort rates for something closer to a very good island resort than a distinctly Cape Town stay. One 2025 guest had construction starting at 7:30am despite being promised 10 — worth asking about directly before booking. A loyalty guest in 2026 also found the upgrade flexibility didn't match what the brand promises at its other properties, which matters if repeat recognition is the reason you're picking a One&Only over any other five-star in the city. Travellers wanting more local texture over polish tend to land at the Silo instead. None of that undercuts the case. The rooms are spacious and well kept, the pool and spa are well above what most hotels offer, and the staff solve problems, a dishwasher favor, a birthday, a bad night, without making you ask twice. Book this for the location, the pool and spa, and service that puts a name and a face on nearly every good thing that happens to you here.

One&Only One Za'abeel

Dubai, United Arab Emirates

One&Only One Za'abeel occupies The Link, the sky-bridge building that's become one of Dubai's new skyline landmarks, and the reviews back up the claim: glass curtain walls, a suspended infinity pool, suites that look over the whole city. What you're actually paying for, though, is the front desk. Kareem turns up by name more than almost anyone else in this batch, greeting guests with Arabic coffee and dates and somehow making a five-star check-in feel personal rather than choreographed. Doormen (Duncan, Dominic, Ramadan), housekeeping (Bijay, Telanie), and restaurant staff who talk a full-up Andaliman into finding a table all get named for the same reason: they solve a problem rather than just smile through it. The building sits in One Za'abeel, near Downtown but boxed in by the interchange it's built over, and at least one repeat Dubai guest found it genuinely inconvenient to get to anywhere else from. The service is close to unanimous, but the operational seams show up too: one guest was promised a dining credit that turned out not to apply anywhere they could use it, and a manager who said he'd follow up never did. Worth flagging plainly rather than burying it. Book it for the architecture and the people at the desk, not for a base that puts you five minutes from the rest of the city. Anyone cross-shopping against the Lana or the Delano should know this one wins on staff and loses a little on getting around; if the skyline view and the pool matter more than proximity, nothing else in Dubai's new crop touches it.
