One&Only's second US property, going up next to the Culinary Institute of America campus
First look
One&Only's second US address is heading to Hyde Park, in New York's Hudson Valley, on a 21-acre site that sits right next to the Culinary Institute of America campus. The plan is for 61 cabins, rooms and suites, plus a set of branded residences. The developer is Nolan Reynolds International, working alongside Kerzner and the CIA itself, which is an unusual partner for a hotel and the detail we keep coming back to.
A culinary school next door is a real hook rather than a slogan, and on paper it should mean the food program has somewhere serious to draw from. The resort is expected in 2028, so it's a way out, and we've not stayed. What we'll be watching for is whether the CIA tie-up shows up on the plate or just on the letterhead, and how a 61-key country property reads against One&Only's usual beach-resort scale.
