First look
Rosewood Calistoga will be the brand’s first property in Napa Valley, and that alone makes it worth tracking. It sits on a 118-acre forested estate at the head of the valley, in Calistoga – the wine-country town better known for its geysers and hot springs than for big-name luxury hotels. Rosewood is planning roughly 129 guestrooms, suites and residences, plus 20 private villas and 13 homesites among the trees.
The design lineage is the part we find most interesting. The estate’s original vision came from architect Ed Tuttle, the late designer behind some of Aman’s most quietly influential properties; New York studio Atelier Marsh is now carrying that work forward. On paper, that’s a promising pairing for a property that wants to feel rooted in the land rather than dropped onto it.
What we’ll be watching
Whether the residential weight tips the balance. With 129 hotel keys sitting alongside 20 private villas and 13 homesites on the same 118-acre estate, the property is as much a real-estate play as a hotel. We’ll be watching whether guests feel like they’re in a resort or accidentally wandered into a gated community.
Whether Asaya holds up in Calistoga’s spa context. Calistoga is California’s geothermal spa town — this is a place people travel specifically to soak, and the local competition is real. Six treatment rooms and hydrotherapy is respectable, but we’ll be watching whether Asaya does something with the natural hot springs angle or just delivers Rosewood’s standard wellness programme transplanted from a city property.
Whether the dining earns its place at the table. Three outlets — a signature earth-to-table restaurant, a cocktail bar, a poolside eatery — is the right count for a Napa property. But wine country sets a high bar: guests arrive already knowing what good produce looks like. We’ll be watching whether the kitchen matches the setting or leans on vineyard views to carry the meal.
Whether Atelier Marsh lands the Ed Tuttle legacy. The original design lineage traces back to the late architect behind some of Aman’s most grounded properties — that’s a genuinely interesting pedigree. The risk is that ‘carrying forward his legacy’ is a marketing phrase and not a design principle. We’ll be watching whether the buildings feel rooted in the forested ridgeline or just look expensive.
