This is One&Only's first address in the Caribbean, and the brand says it spent a long time looking for the right one. The choice is Half Moon Bay on Antigua's southeast coast: a 132-acre site over a secluded semicircular beach, with cliffs climbing behind it and a protected national park next door. Kerzner International is developing and operating it, with a resort plus a set of private residences slated to open in 2027.
On paper, the pitch is restraint rather than spectacle. The plan leans on the island's own building vernacular, indoor-outdoor living and the natural terrain, with the brand promising minimal disruption to the site during construction. Room count hasn't been locked publicly, and no architect has been named yet.

What we'll be watching
We haven't stayed yet — here's what will decide whether it lands when we do.
- Whether the national park adjacency is the whole point or a planning constraint. Half Moon Bay sits next to protected land, which is why the beach feels secluded — but it also limits what can be built and how far the resort can expand. We'll be watching whether that friction produces genuine restraint or just a smaller property with the same footprint of a larger one.
- Whether the dining lives up to the setting. One&Only's remote resorts have a mixed record here — Mandarina in Mexico drew real criticism for food quality that fell well short of the price tag and the surroundings. A 132-acre site on a quiet stretch of Antigua's southeast coast is a strong starting point; the kitchen is where the promise tends to break down.
- Whether the private homes sit alongside the hotel or absorb the best of it. Every One&Only in the current pipeline pairs hotel keys with a community of residences, and the Antigua project is no exception. When the residences occupy the prime positions on a constrained site, paying hotel guests notice. The room count hasn't been confirmed publicly, so we can't yet judge the balance.
- Whether 2027 actually holds. The project was announced in December 2023 with a four-year runway, and there's been no public date change since. But a new-build resort on a protected-area-adjacent site in the Eastern Caribbean is the kind of project where permitting, logistics, and weather can quietly push a timeline. We'll keep watching.

It is slated to open in 2027, per Kerzner International's announcement in December 2023. A firm month hasn't been published, and no public delay has been reported — but treat any date for a new-build Caribbean resort as expected rather than fixed.
Where exactly is One&Only Antigua located?
It sits at Half Moon Bay on the southeast coast of Antigua, on a 132-acre site that curves around a secluded semi-circular beach. The land is adjacent to a protected national park, with cliffs rising behind the bay.
Is this One&Only's first hotel in the Caribbean, and who operates it?
Yes. One&Only previously had the Ocean Club on Paradise Island in the Bahamas, but that property left the portfolio in 2017. Antigua is the brand's first new Caribbean address. It is developed and operated by Kerzner International, the parent company behind the One&Only brand.
How many rooms or villas will it have?
Kerzner hasn't published a confirmed room count. The project includes a hotel alongside a community of private homes, but specific numbers for either have not been officially released as of mid-2026.
