First look
Four Seasons Resort and Residences Caye Chapel is planned as a private-island property with overwater bungalows, billed as the brand's first private island in the Western hemisphere. Opening is reported for 2027, though some sources point to 2026, so the timing carries a margin. A private island with overwater accommodation is a format Four Seasons knows from the Maldives, now landing in the Caribbean.

What we'll be watching
We haven't stayed yet — here's what will decide whether it lands when we do.
- Whether 18 overwater bungalows is enough of a draw against the Maldives. Four Seasons built its overwater reputation in Bora Bora and Landaa Giraavaru — transplanting that format to Belize works only if the reef water is as clear and the access as frictionless. We'll be watching whether the snorkel-out-from-the-deck experience holds up to comparison.
- Whether the date holds this time. The opening has slipped from 2025 to 2026 to now Q3 2027 — three targets missed before a single guest checks in. A private-island build in a country with Belize's supply-chain constraints has genuine reasons for delay, but the pattern means any date should be treated as a working estimate.
- Whether 104 rooms sits in the right range for a private island. That's larger than Four Seasons' typical intimacy play — Landaa Giraavaru runs 102 villas on a bigger footprint; here you've got 104 keys on a 280-acre island alongside a golf course, two beach clubs, and 50 private estates. The resort could feel pleasantly active or like shared infrastructure.
- Whether the golf-and-reef combination finds its guest. A 10-hole Greg Norman course and UNESCO-status barrier reef access is an unusual pairing — strong for couples with different agendas, but it means the property is pitching two distinct audiences at once. We'll be watching whether the programming ties those together or leaves the two sides of the island feeling like separate products.

Before it opens
When does Four Seasons Resort and Residences Caye Chapel, Belize open?
The resort is slated to open in Q3 2027, according to the most recent reporting. That date has already moved more than once — earlier targets of 2025 and then 2026 both slipped — so treat it as expected rather than confirmed.
Where is Four Seasons Caye Chapel located?
It sits on Caye Chapel, a private 280-acre island approximately 16 miles from Belize City, reachable by a roughly 10-minute charter flight or a 30-minute boat ride. The island sits alongside the Belize Barrier Reef, the largest reef system in the northern hemisphere and a UNESCO World Heritage site.
Is this Four Seasons' first hotel in Belize?
Yes. It's the brand's first property in Belize and, more specifically, its first private-island resort in the Western hemisphere — a format Four Seasons has run in the Maldives and French Polynesia but not yet in the Caribbean or Americas.
How many rooms and villas will it have?
The resort is planned with 104 oceanfront rooms and suites, of which 18 are reported to be overwater bungalows — the first Four Seasons overwater bungalows in the Western hemisphere. The broader development also includes 35 private residences and 50 private estate lots, which are separate from the hotel inventory.
What restaurants and facilities will Four Seasons Caye Chapel offer?
Reported plans include multiple dining venues — a waterfront sushi and omakase restaurant, an all-day seafood venue, farm-to-table dining, and a poolside café — alongside two beach clubs and a cenote-inspired spa. The property also offers access to a 10-hole reversible golf course designed by Greg Norman and a conservation center run in partnership with the Fabien Cousteau Ocean Learning Center. A 3,400-foot private airstrip is part of the island infrastructure.
