What we’ll be watching
Whether 346 rooms feels cohesive inside a master-planned development. Four Seasons knows how to run a large urban hotel, but the brand’s Egyptian track record — Cairo Nile Plaza, Sharm El Sheikh — is built on standalone city addresses or resort settings, not estates embedded in a suburban housing community. The question is whether Madinaty generates genuine demand or relies on its own residents.
Whether Pierre-Yves Rochon’s interiors are enough to anchor the experience. He did well by the Four Seasons in Paris and Megève, but a 346-key hotel inspired by ‘majestic Egyptian palaces’ is a concept that can read as either confident local character or lobby-level pastiche — we’ll want to see which side it lands on when it opens.
Whether the opening date actually holds. The announcement went out in 2022 with a 2025 target; that slipped, with some sources now citing 2026 and the property still unlisted on Four Seasons’ live hotel portfolio as of mid-2026. We’re tracking this as a 2027 opening until the doors are genuinely open.
Whether the residential load dilutes the hotel. The program runs to 107 villas and 80 luxury residences sharing the 185-hectare estate with the hotel — a significant mixed-use footprint. How well the hotel side holds its own character and staffing priorities against the much larger residential component is the practical question.

The opening has slipped from its original 2025 target, with sources now pointing variously to 2026 and 2027. Four Seasons has not published a confirmed date on its live hotel portfolio as of mid-2026, so we are treating the opening as expected sometime in 2026 or 2027 — treat any date as reported rather than firm.
Where is Four Seasons New Cairo Capital at Madinaty located?
It sits within the Madinaty development, a large master-planned community on the eastern edge of the New Cairo Capital area, built on 185 hectares of landscaped parkland. This places it in a purpose-built satellite district rather than central Cairo — a different proposition from the brand’s existing Cairo Nile Plaza address on the Nile.
Is this Four Seasons’ first hotel in Egypt?
No. Four Seasons has an established Egyptian presence, with properties in Cairo (Nile Plaza), Sharm El Sheikh, and Alexandria. The Madinaty property would be the brand’s fourth hotel in the country, its first in the New Cairo Capital area, and is developed with Talaat Moustafa Group (TMG), one of Egypt’s largest real estate developers.

Plans include a waterfront restaurant at the centre of the estate, plus several additional dining outlets ranging from Egyptian-inspired to international, a standalone spa and fitness facility, a ballroom with vaulted ceilings, an outdoor event lawn, and tennis and multi-sport courts. The interiors are by Pierre-Yves Rochon, the designer behind Four Seasons properties in Paris, Megève, and Doha.
