The question is whether Madinaty generates genuine demand or relies on its own residents.
- Whether Pierre-Yves Rochon's interiors are enough to anchor the experience. He did well by the Four Seasons in Paris and Megève, but a 346-key hotel inspired by 'majestic Egyptian palaces' is a concept that can read as either confident local character or lobby-level pastiche — we'll want to see which side it lands on when it opens.
- Whether the opening date actually holds. The announcement went out in 2022 with a 2025 target; that slipped, with some sources now citing 2026 and the property still unlisted on Four Seasons' live hotel portfolio as of mid-2026. We're tracking this as a 2027 opening until the doors are genuinely open.
- Whether the residential load dilutes the hotel. The program runs to 107 villas and 80 luxury residences sharing the 185-hectare estate with the hotel — a significant mixed-use footprint. How well the hotel side holds its own character and staffing priorities against the much larger residential component is the practical question.
