First look
The Oberoi, Wadi Safar (operating as Sukoonvilas) is the brand’s first property in Saudi Arabia, and it lands in a telling spot: the gated Wadi Safar community on the edge of Diriyah, minutes from the UNESCO-listed mud-brick city of At-Turaif. That makes it less a desert resort than a base for the kingdom’s biggest cultural-tourism bet.
The numbers are deliberately small: 60 standalone villas and 10 branded residences on a 37-acre escarpment, with a Greg Norman 27-hole golf course elsewhere in the wider Wadi Safar development. There’s an Asmi spa, an infinity pool over the valley, and a short list of restaurants led by Yatra, an Indian kitchen under Michelin-starred chef Rohit Ghai. Oberoi tends to run quiet, service-forward properties rather than statement architecture, which fits a community this private.
What we’ll be watching
Whether the Indian-rooted dining translates. Oberoi is anchoring the lead restaurant — Yatra — to a Michelin-starred mentor chef and a London artisan bakery partnership. That’s an ambitious swing for a brand making its leisure debut in the kingdom; we’ll be watching whether it pulls together as a coherent food program or reads as a brand-meets-developer concept board.
Whether the Aedas ‘date farm’ design lands as genuine place-making or developer theme park. The concept — a thousand date palms, a traditional falaj irrigation channel, cultivated gardens — is either a deeply rooted response to the Najdi landscape or a very expensive mood board. Oberoi’s design record in India (Udaivilas, Vanyavilas) is strong, but this is a brand-new context.
Whether the Diriyah location delivers real access or just proximity. At-Turaif is minutes away, but Wadi Safar is a gated private community — we’ll find out whether the guest experience genuinely connects to the UNESCO site or the resort turns inward and treats it as a backdrop.
Whether this is actually Oberoi’s leisure debut in Saudi. The Oberoi Madina is a pilgrim-market hotel a few steps from the Prophet’s Mosque — a very different brief. Wadi Safar is the first time the brand is asking someone to fly to Saudi Arabia specifically for the resort. That’s a meaningful first test, and 60 villas is a deliberately cautious opening count.

Oberoi now says the first quarter of 2027, in its September 2026 announcement. Its site had listed late 2026, so the date has moved once already; treat it as reported rather than confirmed until a firm opening day is announced.
