Four Seasons Hotel and Private Residences Jeddah at the Corniche is planned for the city’s waterfront, developed with Midad Real Estate, with a roughly 2027 opening. A Corniche-front address puts it on Jeddah’s most visible stretch, where the competitive set is growing as Saudi Arabia builds out its hospitality offer. The opening is confirmed as announced.
What we’ll be watching
Whether the scale works against it. At 269 rooms and suites — plus 21 serviced apartments and 64 private residences — this is a large Four Seasons by any measure, and large hotels on the Corniche tend to feel like they’re processing volume rather than hosting guests. We’ll be watching whether the SOM twin-tower design, with its split levels and Red Sea orientation, actually earns the room count or just fills it.
Whether the engineering spectacle is the point. The two suspended bridges between the towers — each 60 metres long, eight storeys deep, completed in late 2024 — are engineered for a Guinness record and genuinely unusual. That kind of structural headline usually signals a developer chasing a trophy rather than a hotelier chasing a stay. We’ll be watching whether the bridges translate into interesting public spaces or just an impressive photo from the Corniche.
Whether the date finally holds. This project has been moving for years — early announcements cited 2022, then 2023, then 2024; the current handover target is June 2027. That is a lot of slippage on a hotel that is visibly under construction and structurally complete in its bridges, so we’re treating 2027 as the working assumption rather than a promise.
Whether being the first Four Seasons in Jeddah pays off or raises the bar too high. Four Seasons has no existing hotel in the city — this is the debut, and Jeddah is a market that has seen a sharp run of luxury openings. The brand won’t be filling a vacuum, and first-in-market debuts tend to get scrutinized hard by a local audience who already know what the competition looks like.

The opening is expected in 2027, with handover reported to be targeted by mid-2027. That said, the project has slipped significantly from earlier targets — 2022, 2023 and 2024 were all cited at various points — so treat the current date as expected rather than fixed.
Where exactly is it located?
On Jeddah’s Corniche waterfront in the Al Shatee district, with direct Red Sea views. The area sits near King Abdulaziz International Airport and puts guests within reach of Al-Balad (Jeddah’s historic old town), Tahlia Street, and the Formula 1 street circuit.
Is this Four Seasons’ first hotel in Jeddah?
Yes. Four Seasons operates in Riyadh but has no existing hotel in Jeddah. This Corniche property, developed with Midad Real Estate, is the brand’s debut in the city.
How many rooms will it have?
The plan calls for 269 rooms and suites, plus 21 serviced apartments available for shorter and longer stays, and 64 private residences including two penthouses. The property occupies two towers designed by Skidmore, Owings & Merrill (SOM) with interiors by Richmond International.
What restaurants and facilities will it have?
Details include multiple restaurants with outdoor terraces, a spa and hammam, separate indoor and outdoor pools, a cigar lounge, a shisha lounge, and around 4,000 square metres of meeting and event space. The two towers are connected by a pair of suspended bridges — each 60 metres long and eight storeys deep — which were completed in late 2024 and are reported to be in contention for a Guinness World Record.
