What we'll be watching
We haven't stayed yet — here's what will decide whether it lands when we do.
- Whether the ski-in/ski-out claim holds up across the whole property. The East Village base sits about 850 feet lower than Deer Valley's established Snow Park base, and the area draws noticeably less natural snow — the resort has invested heavily in snowmaking to compensate, but manufactured snow and a marginal-conditions base are not what a Four Seasons rate buys in most people's minds. We'll be watching whether the access is genuinely seamless or only from select buildings.
- Whether 134 rooms in a resort-and-residences complex feels like a hotel. Extell is pairing the Four Seasons with 123 private residences in adjacent buildings — that's nearly as many owners as guests, and on-mountain residence projects can blur service priorities. We'll be watching whether the hotel side gets a dedicated identity or just shares amenities with the owners.
- Whether four unnamed dining venues find an audience. The brand press mentions four outlets and a ski-lounge terrace but hasn't announced a single concept, chef, or name — which at this stage either means the program is still being designed or there's nothing yet worth leading with. Deer Valley attracts a destination-dining crowd; generic mountain fare won't cut it here.
- Whether the timeline firms up before the 2027/2028 ski season. Construction loans were secured in mid-2025 and completion is reported as 2028, but no official opening date has been set — and a ski resort that misses its season opener by even a month loses a full year of peak revenue. We'll be watching for an official date announcement, which hasn't come.

Four dining outlets are planned, including a ski-in/ski-out lounge with an outdoor terrace and fireplace — though no restaurant names or chefs have been announced. The wellness offer includes a full-service spa with a hammam, vitality pool, sauna, steam room, and cold plunge, plus an 11,000 square foot indoor/outdoor pool deck with two pools and a pool bar. There will also be an ice rink, indoor sports courts, a grand ballroom, and event spaces.
