The honest review of Four Seasons Hotel New York Downtown
Fat Score
Rooms and suites read as spacious and clean but the lobby and public areas get called small, dim and generic by more than one guest.
Lower Manhattan near the World Trade Center and Tribeca, calmer than Midtown, with easy subway access but a longer taxi ride from some attractions.
CUT by Wolfgang Puck handles breakfast fine and the French toast gets singled out, but room service pricing and slow seating draw complaints.
The indoor pool and locker rooms get repeated praise, including steam rooms in the changing area, though spa treatment pricing pushed some guests off property.
The Verdict
This is the Four Seasons for people who want Lower Manhattan over Midtown: near the World Trade Center, an easy walk to Tribeca and Wall Street, close enough to the subway that you skip cabs entirely. What you get for it is a genuinely large room by New York standards, a soaking tub guests keep bringing up unprompted by us asking, and an indoor pool with steam rooms built into the locker area that people plan afternoons around. Staff fixes things fast: one guest had a tub drain issue handled within minutes of calling down, another got an upgrade to an Oculus Suite and a doorman who drove them to Little Italy himself when their car service kept cancelling.
The lobby is small and reads as generic to more than one visitor, and the room décor splits people: some call it elegantly understated, others call it bland for the rate. Room service runs expensive (two coffees and a bowl of berries came to $89 for one guest), and the in-room coffee situation is a real gap: the machine on offer is a basic drip unit, with a Nespresso setup available for $100 including pods. Breakfast at CUT can be slow at peak times, and a handful of stays report doormen or front desk staff going through the motions rather than anticipating anything.
None of that is enough to knock this off the short list for Downtown. Book it for the pool, the space in the room, and a part of the city that stays quiet after 9pm. Travelers who want Midtown energy or a splashier lobby should look elsewhere; travelers who want a calm, well-run base near the Trade Center and Tribeca will get exactly that.

What People Say
For a thousand dollars a night I expected more from the room than what I saw in these photos.
Looking at the room photos posted, I felt like the space looked plain for the rate being charged. I'd genuinely consider a mid-tier brand for that kind of money instead.
The room in the photos looked pretty basic to me for a luxury hotel, and I wasn't a fan of the bathroom window situation.
I read through the original post and thought the commentary on the hotel itself was fair game. The room just didn't look like it lived up to a luxury tag to me. I'd also find it uncomfortable that the bathroom window only had frosting with no way to fully cover it for privacy.
We stayed eight nights and loved the location, close to great food including Nobu delivery and a nearby Danish bakery.
The location worked well for us with easy access to major subway lines and good food options nearby, including Nobu which delivers straight to the hotel. I'd also recommend the Ole & Steen bakery on the corner, which had some Danish breakfast items that felt like home.
Ashley made check-in and check-out a breeze, and the jelly donuts waiting in the room were a nice surprise.
I had a really enjoyable stay here with great service throughout, which is what I've come to expect from Four Seasons. Ashley handled my check-in and check-out and was pleasant and helpful the whole time. The complimentary snack was fresh jelly donuts delivered right to my room, which was a nice touch.
We celebrated our anniversary here and it was a perfect stay from the bathtub to the pool to the staff.
My husband and I had the most wonderful stay for our anniversary. The room was comfortable and lovely, with an incredible bathtub, and the pool was great. Room service was delicious, and every staff member we met treated us like we mattered. We're already looking forward to going back.
Ramone made our stay special with great recommendations, and honestly every staff member we met was excellent.
Ramone was extremely helpful, kind and friendly, going out of his way to help us and give great recommendations. Every team member we encountered gave amazing suggestions and made the stay feel warm and memorable. The room service was excellent too. We're planning to make Four Seasons our go-to from now on.
This is my favorite hotel in the city, walkable to a lot, calm compared to everywhere else, and the croissants are the best I've had in town.
It's perfectly located within walking distance of a lot of what I want to see, and it feels noticeably calmer than most other hotels I've tried in the city. The croissants alone are worth mentioning, easily the best I've had in New York.
We picked Downtown over Midtown for the July 4th weekend and were glad we did, with strong service apart from one restaurant hiccup.
My husband and I stayed three nights the weekend after July 4th to skip the Midtown crowds. We got upgraded a room category and had FSPP benefits, and the staff treated our dog incredibly well, down to balloons with his photo from my own social media waiting in the room. CUT by Wolfgang Puck is the only restaurant on site and it's fine for breakfast, though we had one slow morning where we waited a while to be seated despite an open table.
My SOHO room upgrade was spacious with a massive shower, though staff didn't always offer to open doors for me even when standing right there.
I was upgraded to a SOHO room that felt very spacious, with a fantastic shower and the beds I've come to expect from Four Seasons; my only gripe was a single sink. Staff fixed a tub drain issue right away when I reported it, but there were several times staff standing at a doorway didn't offer to open it for me, which felt off. The spa's Purity Mud Treatment was excellent and the pool had great views, though being the only guest there with a lifeguard watching felt a little awkward. Breakfast at CUT was great and quiet since I arrived right at opening, with genuinely good French toast.
We had a WTC view from the 15th floor and Vash from the team anticipated everything we needed for my son's graduation day.
The room was clean and well furnished with a great view of the World Trade Center. We had dinner at CUT with my son and his graduate friends, and everyone said the steaks were the best they'd had, with the scallops and cauliflower standing out too. Vash prepared us for the 90-degree graduation day with Gatorade, a disposable camera and a plush toy, which made the whole trip better. We'll definitely be back.
I witnessed a doorman get into a loud shouting match with someone outside the hotel, which felt very out of place.
During my stay I saw one of the front-facing staff, who appeared to be working as a doorman or bellman, get into a heated verbal argument with a man outside, escalating to yelling and even mentioning shift times. Several people nearby witnessed it and it was hard to miss. It felt unprofessional for a hotel like this and I hope it gets reviewed.
Duran the lead doorman got us checked in smoothly and a house car ride to Little Italy turned a bad Uber night around.
Even during the busy holiday season, the staff made things look effortless. Duran handled our car and luggage right away, and reception noticed and complimented my husband's basketball cap, then surprised us with an upgrade from a Liberty Suite to an Oculus Suite. When our Ubers kept cancelling one night, a doorman offered to drive us to Little Italy himself. The room was spacious with a huge primary bathroom, and while I didn't get to the spa, the pool was massive and worth it.
Assiya took great care of us and the neighborhood made it easy to see the WTC museum, the Statue of Liberty and Eataly.
Being away from Midtown worked in our favor since there was so much to explore nearby. Our room had a genuinely pleasant city view, and we walked to Wall Street, took a quick trip to Battery Park for the Statue of Liberty ferry, and enjoyed Eataly for lunch. The indoor pool was impressive and the steam rooms built into the locker rooms were a real treat after a cold day out. Assiya took wonderful care of us from start to finish.

What fat travellers ask
Is Four Seasons Hotel New York Downtown worth it?
Most guests come away satisfied, citing the pool, room size and staff who go out of their way on small requests, though a few felt the lobby and decor didn't match the price and flagged high room service and spa costs.
How does Four Seasons Downtown compare to the Four Seasons Midtown?
Guests who know both properties describe Downtown as calmer and less crowded, with a quieter neighborhood and easier subway access, trading some of Midtown's energy and shopping proximity for peace at night.
Who is this hotel best for?
It suits travelers who want a Four Seasons stay without Midtown's crowds, particularly those visiting the World Trade Center, Tribeca or Wall Street, or anyone prioritizing a pool and larger rooms over a grand lobby.
What's the best time to visit Four Seasons New York Downtown?
The hotel runs winter package promotions with discounted rates, and the indoor pool makes it a workable year-round option regardless of season.
How does Four Seasons Hotel New York Downtown compare to The Carlyle, A Rosewood Hotel?
Four Seasons Hotel New York Downtown is rated Fat Approved at 16.5/20 on Fat Voyage; The Carlyle, A Rosewood Hotel is rated Fat Favorite at 17/20. Both are scored across Service, Design, Location, Dining and Wellness from community, editorial and verified-guest evidence — the side-by-side comparison shows where each one leads.
How do I book Four Seasons Hotel New York Downtown?
Two routes, and both end with the reservation sitting at the hotel in your name. Direct on the hotel's own site is the fastest — the Reserve button on this page goes straight to it. The other is through a travel advisor with consortia access: you pay the same rate the hotel is charging publicly, the hotel pays the advisor's commission instead of you, and an amenity package comes attached — breakfast for two daily, even on room-only rates, $100 hotel credit — $200 on suites and private retreats, room upgrade to the next category, subject to availability, early check-in and late check-out, subject to availability. We handle that side ourselves for readers who ask.
What is the smartest way to book Four Seasons Hotel New York Downtown?
Through a travel advisor with consortia access, for almost everyone. You pay the hotel's own public rate and an amenity package comes on top that direct booking doesn't include — typically breakfast for two daily, even on room-only rates, $100 hotel credit — $200 on suites and private retreats, room upgrade to the next category, subject to availability, early check-in and late check-out, subject to availability. It costs nothing extra, because the hotel pays the commission rather than you. The one real exception is brand loyalty: advisor rates don't always earn nights toward status, so if you're chasing a tier or points, book direct. Short of that, there's no version of booking direct that leaves you better off. We're advisors ourselves, so you can just ask us.
Can I get a free room upgrade at Four Seasons Hotel New York Downtown?
Never guaranteed — it depends on what's still unsold the day you arrive, and anyone promising one is guessing. Two things move the odds. The reliable one is booking through a consortia programme, where a room upgrade is written into the amenity package subject to availability; it costs nothing extra and it is the closest thing to a lever that exists. The other is telling the hotel in advance that you're celebrating something, which works more often than people expect. The first part is already handled if you book it with us.
