The Verdict
One&Only Mandarina occupies one of Mexico's most spectacular settings — a 565-acre jungle-meets-ocean sanctuary where Kerry Hill's architectural vision creates private villas suspended between canopy and coastline. The property delivers genuine drama: standalone treehouses with infinity plunge pools, panoramic Pacific views, and coati sightings from your outdoor shower. But the magic comes with meaningful friction. The buggy system that defines daily life here consistently frustrates guests with 20-minute waits that transform simple movements into hour-long odysseys. Service ranges from transcendent (hosts who learn your mango preference by day two) to surprisingly amateur for a property charging $2,000+ nightly. When it works — which it often does — Mandarina feels like a private estate borrowed from nature itself. When it doesn't, you're trapped in paradise, waiting for a ride.

What People Say
We found the service and views to be top tier — I was genuinely taken aback by how good the service was.
I arrived for our babymoon to find a pregnancy pillow already in the room. When I asked about buying ceramic cups I loved, they said no inventory but sent a provider link. Next day we returned to find those exact cups as a gift with balloons and rattle for our son. They checked us in immediately before noon. Our panoramic ocean treehouse had unbelievably peaceful views of jungle, cliff, mountains, and ocean from quite far up the hill.
Great visit to Mandarina — never waited more than 5 minutes for a cart but we chose to walk a lot.
We stayed in a partial ocean view treehouse and the property is absolutely stunning, top 4-5 ever for me. Food was fresh and well-prepared but nothing spectacular. My advice is bring $5 bills and tip everyone — word gets around. They do a great job asking your villa number as you move around to ensure service happens in your villa when you're out. No security concerns, and transportation from PVR on private shuttle was solid.
We never waited long for a buggy or a drink or a dish — the service was consistently excellent.
Our hosts Jesus and Sinuhe were exceptionally helpful arranging buggies and confirmations. All staff from buggy drivers to restaurants were gracious and proud of where they worked. The treehouses scattered among hills mean you're literally living in the rainforest above the trees. Most villas can't be seen from beach or common areas. Room service arrived promptly and we had a lovely patio meal. The beach is protected by jetty and mostly safe for swimming.
I've been to most O&O properties worldwide and this has the worst service despite being one of the most beautiful.
The property doesn't live up to high standards of its brand — the entire Mandarina complex faces significant staffing issues. They don't match salaries and working hours of other properties, creating constant turnover. We spoke to employees who confirmed they constantly lose staff and hire untrained people. The breakfast buffet at nearby Rosewood was probably the worst I've ever seen. We won't be returning despite the complex holding a special place for us.
We had to wait over 20 minutes multiple times for buggies even after telling our host in advance.
I stayed around Christmas for 5 nights with a baby and found the property lovely with great kids club and amazing spa. But the buggies were the biggest letdown — despite complaining to management who assured things would improve, we faced the same issue again. The attention to detail was lacking in room cleaning and spa bookings. Maybe it's busy season, but the hotel should plan for this. I wouldn't recommend until they improve the buggy situation.
I loved the intimate feel of the property — it never felt crowded at any point during our stay.
We were the first guests ever to stay in Villa #8, which made the experience special. The villa is stunning with great use of outdoor spaces, pool, hot tub, and private gym. With villas tucked into jungle and cliffs, the vibes were immaculate. Our WhatsApp butler was extremely responsive, buggy service was fairly quick, and every staff member was friendly and attentive. Perfect for friends or family getaway.
I'm here now and sadly agree it's overhyped — the buggy system is absolutely killing my vacation vibe.
Every building is stunning and the jungle setting is a jaw dropper, but you can't walk anywhere. My average wait for buggies has been 20-25 minutes, then a 15-minute ride, so leaving your room means a minimum hour commute. The pool everyone photographs is freezing despite 80-degree weather, and both the spa and kids club are closed for renovations without website disclosure. The bugs near rooms make it hard to enjoy your plunge pool, and this is definitely not a place for kids who lack buggy patience.
We loved every minute of our stay here and were upgraded to an ocean view treehouse with breathtaking views.
The ambiance and service were excellent — it truly feels like another world in the jungle with a fantastic beach too. Our butler Juan was on point, we reserved buggies ahead for meals and never waited for transfers at 56% capacity. The rooms show some wear with humidity affecting flooring, but the bed was comfortable and plunge pool perfect temperature. Staff were amazing with our son who has ASD, and we saw other special needs families there too.
They tried to sneak a downgrade on us — what we got looked nothing like the website photos.
We booked a Premier Panoramic Ocean Cliff Villa through Virtuoso but got a lower category with obstructed views and small terrace. Front desk only admitted it when pushed, claiming they could move us tomorrow. After 2+ hours in limbo and lots of insistence, they agreed to move us to a 2-bedroom villa. The rate difference between categories is $500-700 per night, so this wasn't trivial. I don't think it was remotely acceptable to be snuck into a lower category with such denial.
This is without question the most beautiful resort I've ever experienced — just one hour from Puerto Vallarta airport.
The property is absolutely breathtaking with dramatic jungle cliffs, sweeping ocean views, and architecture seamlessly woven into nature. Every accommodation is a private villa which makes it feel exclusive and peaceful. I highly recommend ocean view villas — waking up to panoramic ocean and jungle views was surreal. Each villa has its own infinity pool, and the buggy system works seamlessly through WhatsApp with arrivals within minutes.

I did a solo trip here as a young woman and felt so safe and taken care of. My hostess Nicte went above and beyond, helping organize my vacation down to every detail and genuinely caring about making my experience spectacular. I have never received this kind of hospitality from any hotel — and I've been to some of the most luxurious hotels in the world. Every staff member was professional, kind, and welcoming.
This was the worst experience I've ever had staying at a luxurious resort — the service level is so amateur.
The property itself is really pretty but from not having my room cleaned to being interrupted 15 times over every meal, sitting in wet cushions for breakfast, waiting on golf carts constantly, to being stood up by a curandera for a session — it's beyond disappointing for the money you pay. I even had to wait constantly for golf carts. If you're going to this area, please book the Rosewood instead.
My family woke up with intense, itchy rashes around our ankles and feet — the pattern was unmistakable bed bugs.
At first we were absolutely blown away — it felt like one of the most beautiful and best-run resorts we'd ever visited. That changed when we received a complimentary upgrade through Amex FHR to an ocean-view room with large carpet stains and broken chair. After one night, three of us had bed bug rashes while my mother in the other bed had no reaction. Our host dismissed concerns insisting the resort is 'always clean.' We ended up taking our daughter to urgent care because she was in so much discomfort.
