Announced on 15 December 2025, this is an EIH Hotels management agreement with Luxmi Tea to operate a 25-key resort inside the historic Makaibari Tea Estate at Kurseong, near Darjeeling. The small key count and the working-estate setting point to an intimate property tied to one of India's best-known tea gardens rather than a large resort.
Business Standard and EIH press put the opening at 2030, so this is a long-lead project, and it hasn't yet appeared on Oberoi's official upcoming page. What we'll be watching for is how much of the estate's actual tea operation guests get access to, given that the address is the whole pitch here. A 25-room property on a living plantation has the makings of something specific, provided the estate stays central to the experience rather than a backdrop.
