First look

Announced on 15 December 2025, this is an EIH Hotels management agreement with Luxmi Tea to operate a 25-key resort inside the historic Makaibari Tea Estate at Kurseong, near Darjeeling. The small key count and the working-estate setting point to an intimate property tied to one of India's best-known tea gardens rather than a large resort.

Business Standard and EIH press put the opening at 2030, so this is a long-lead project, and it hasn't yet appeared on Oberoi's official upcoming page. What we'll be watching for is how much of the estate's actual tea operation guests get access to, given that the address is the whole pitch here. A 25-room property on a living plantation has the makings of something specific, provided the estate stays central to the experience rather than a backdrop.

Book the Premier Lake View room and you get a moated pool that wraps the building like a private lagoon, the City Palace lit up across the water at dinner, and a boat arrival with rose petals that genuinely does the theatrical thing hotels usually only promise. At roughly $800 a night and up, this is not the cheapest palace hotel on Lake Pichola, but the ones who've stayed elsewhere in the city keep landing back here. The Mewari architecture — hand-painted frescoes, mirror mosaics, gold-leafed domes across 30 acres of courtyards and reflection pools — earns the reputation on sight, before a single staff interaction happens. And the staff interactions are the other half of the case. One guest travelling with a toddler found the team had handled a request before she'd voiced it; another had a duty manager personally upgrade a babymoon suite. That said, the restaurant reservation system has real cracks: one family's confirmed dinner booking evaporated on arrival, another was told a table didn't exist while both restaurants sat empty, and a bill dispute over an extra dish went unresolved after the server promised a reversal. None of that is catastrophic, but it's worth calling ahead to reconfirm anything booked more than a day out, and it's the one place the famous attentiveness doesn't fully hold. Go for a family celebration, a honeymoon, or the kind of trip where you want the property itself to be the event: peacocks on the lawn at dawn, an astrology session, a candle room lit with 22 flames at night. Skip the on-property boat transfers after dark without confirming them twice; one family was left waiting lakeside after a promised return boat never materialized. For everything else, book it for the domes and the lake, and let the staff do the rest.

This is ten tents on the edge of a national park, and the case for it is almost entirely the people running it. Guests describe a general manager, Kishan, who took one couple to a village wedding mid-stay and brought his own family along so they wouldn't feel out of place. The batler system (their word, one per tent) produces the same kind of story on repeat: a butler who noticed a child was a picky eater and had the chef rework meals twice a day, another who set up a surprise birthday table with cake and flowers. The tiger sightings back it up too. One couple saw six tigers across two drives with an Aman-arranged naturalist, while friends of theirs who hired their own guide for a week saw none. Where it gets messy is the money. The room rate looks reasonable next to other tented camps, and then the add-ons start: private safaris and airport transfers priced high enough that several guests felt nickel-and-dimed on top of an already expensive stay, one reporting a $2,400 one-way transfer quote for a three-hour drive. The tents themselves split opinion too, gorgeous to look at but with furniture (hand-built by local craftsmen on site) that a few people found stiffer to actually sit in than they expected. The food is good rather than a highlight, and it's worth knowing there's no television and thin canvas walls, so noise from neighboring tents or the odd 3am monkey overhead is part of the deal. Book it for the safari access and the way the staff run the place, not for a five-star dining programme. It suits people who want a real wildlife trip with a soft landing at the end of the day, and who won't flinch at paying twice for the extras. Skip it if you want an all-inclusive rate with no surprises on the bill, and go in expecting the tents, not a hard-walled suite.

Book Raffles Udaipur for the island itself, not just the Raffles name on the door. It sits on its own patch of Udai Sagar, reached by a short dhow boat crossing, and almost every recent guest writes about the same thing before anything else: staff who remember a kid's food allergy, an anniversary, a father's retirement, and act on it. Named staff show up constantly and specifically — Gaurav upgrading a couple to a private pool room after learning it was a celebration, a housekeeping manager named Satya walking a lost family 40 minutes back to the property on his own time, off shift. That's the kind of detail a script doesn't produce. The building earns its own case: colonial-trader-estate architecture, lake views from most rooms, and enough going on (archery, pottery, birdwatching, a nightly Rajasthani show) that several guests say they never left the island and didn't miss the old city. Chef Ranchhod's Rajasthani menu at Sawai gets called out by name more than once, dishes and all. The trade-off is the buffet, which more than one guest flags as repetitive across a multi-night stay, and one detailed account from July 2026 describes a front-desk and restaurant team that walked past guests without acknowledging them and left a tea service without napkins — a real miss, and worth knowing about, though it sits against a much larger stack of specific, glowing service reports naming staff by name, week after week. This isn't a hotel for people who want to walk out the door into old Udaipur; it's for people who want the island to be the whole trip. Families and honeymooners get the most out of it, based on what's written here. Book it for the staff and the setting, and let the boat ride be part of the arrival.

The restoration does the heavy lifting: vaulted corridors, a pool guests keep singling out as the best part of the grounds, and rooms (even the entry Sanctuary Suite) big enough for a family of four to spread out over a week. Once you're assigned a GEM for the stay, the personal touches pile up fast: Prachi arranged a birthday card and a photoshoot with props and clearly doted on one guest's young son; Rajwardhan kept safari refreshments loaded at 4:30am; Amit wrote a personalized note for a couple on their honeymoon. The fort even staged an entire Holi celebration, colour and music included, for a guest who'd only mentioned being curious about it. Dining is where the picture gets messier. One recent review describes a laal maans that bore no resemblance to the Rajasthani original, 45-minute waits on restaurant dishes, and an hour for pre-ordered room service. A food and beverage manager confronted a guest over holding a dinner plate, which is as ugly as it sounds. A couple of winter stays also flagged lukewarm bathtub water and a breakfast spread that felt thin for a property at this price. None of this is universal — plenty of guests call the food outstanding, chef included, and one couple traveling through after 72 countries said the curry was the best of their trip — but it's recent enough that you shouldn't assume the kitchen matches the people who serve it. It's also roughly two hours from Ranthambore, so this isn't the base for a tiger-focused trip; travellers building a safari itinerary tend to pair those nights with the Oberoi instead. Service here runs warmer, if less polished, than Taj or Oberoi properties, and a few guests mention spa upselling and dinners interrupted by different waiters angling for tips. Book this for the fort, the wellness programming, and the people who make it personal.
