The verdict

A junior suite here runs you a large room with a proper soaking tub and a balcony looking at the Burj Khalifa, in a hotel that only opened in November 2025 and still feels it: fresh carpet, new gym kit, staff who haven’t gone through the motions yet. The breakfast alone is worth planning a morning around (the French toast gets brought up by name more than any dish has any right to), and Yu & Mi’s Peking duck service is the kind of thing that turns a random Tuesday dinner into the reason you remember the trip.

The catch is the building itself. The lobby sits on the 36th floor with rooms below it on 19 through 32, so every check-in and every pool trip means riding up, then back down, then up again, often in a towel and dripping. Book Club access and you may not get what the name promises either: several recent stays found the lounge shut and replaced with the same afternoon tea on repeat, no separate breakfast room, and evening drinks shared with whoever’s in the restaurant. None of that undoes what the place gets right, but it’s worth knowing before you pay the upgrade.

If you want a quiet, private Dubai stay, people who’ve done both keep landing on the Bulgari for that specific thing. But for a hotel that’s fun with kids over a long weekend, serious about its gym, and still finding its rhythm on the club-floor details, this is worth booking now, before the rates catch up to what the rooms and the breakfast already deliver.

The layout is unusual: the lobby sits on floor 36, rooms run from 19 to 32, and residences are above that, so getting to the pool, gym or spa on 11 means passing back through the lobby every time. We’d booked Club expecting a dedicated space, but evening drinks were just in the restaurant overlooking the pool, mixed in with everyone else, and there was no separate breakfast room either. The rooms themselves are beautiful, but coming from another Mandarin Oriental in the city, this one didn’t feel like it hit the same level.

The rooms are spacious and finished to a high standard, and the pool is genuinely chic, great for watching the sunset. The spa spans two floors with a vitality pool and very well-appointed treatment rooms, and the gym is one of the best hotel gyms I’ve used in years, with serious equipment. Staff across the front desk, spa, pool and breakfast all made the stay feel personal rather than transactional, and the breakfast team wouldn’t let me leave without trying their French toast.

The hotel itself is new and feels genuinely high quality, with a nice spa and outdoor pool, and I felt welcome throughout. But Club access was a real letdown: the lounge was shut, so there was no proper breakfast or food and beverage offering, and the only alternative was afternoon tea and small bites by the pool that barely changed day to day. Getting any variation meant pushing hard, and one manager flatly denied what another had already agreed to. The liquor selection in the evenings was also weak. I’ll come back to the hotel, but I won’t book Club again.

Messaging the concierge got quick replies, but anything I asked for in person took forever, often needing a second call before it arrived. Housekeeping wasn’t great either, and at checkout we were billed for breakfast and items we never used. On top of that, the pool area had sunbeds sitting reserved with towels long after guests had left, and staff wouldn’t clear them unless we asked directly.

Given the circumstances, the hotel went out of its way, we had good service in the Club Lounge and tried both in-house restaurants for dinner, with the Italian’s pizza being a real surprise. The rooms are well designed and the gym is genuinely impressive, done up in shades of grey with serious equipment. What struck me most is that the hotel never felt like a big anonymous property. Staff were consistently polite and we felt genuinely cared for.

From valet to housekeeping, every touchpoint felt considered. My spa treatment stood out especially, with therapists who were warm and genuinely knowledgeable about what I needed.
