The Puxi address puts it on one of Shanghai's prime retail and dining spines rather than across the river in Pudong, which shapes the kind of guest it is chasing. Whether five dining concepts work at 160 keys. That's a lot of kitchen to staff and run in a city where the independent restaurant scene sets an extremely high bar — a Shanghai seafood restaurant, an Italian trattoria, a lobby bar, a tea lounge and a patisserie all under one roof. We'll be watching whether any of them pull people in from outside the hotel or exist mainly to feed guests who don't want to leave.
Whether the Shikumen integration is meaningful or cosmetic. Conserved and restored lane houses at the base of a 44-storey tower is a genuinely interesting idea, but the line between thoughtful preservation and heritage-as-backdrop is thin here. We'll be watching whether guests actually spend time in that ground-level vernacular fabric or walk through it on the way to the lift.
Whether the brand's return justifies the downsizing. Four Seasons' previous Shanghai hotel had 422 rooms; this one has 160 — a radical reduction that is either a quality upgrade or a sign the business case for the earlier scale no longer worked. That shift in positioning will be visible in the pricing and in who ends up staying.
Whether Jean-Michel Gathy's interiors translate to an urban tower. DENNISTON's best work (Aman Tokyo, Cheval Blanc Maldives) is resort-scale, with big volumes and natural light to work with. A 44-storey commercial tower in Puxi is a different brief. We'll be watching whether the guest-room floors feel distinct or generic once you're above the Shikumen base.

Four Seasons has said 2027 since the project was announced in late 2023, but no month or quarter has been confirmed. Given that the previous hotel on Weihai Road closed in June 2020 and the new property is on an entirely separate site on Huaihai Zhong Road, treat 2027 as the current target rather than a fixed date.

The hotel sits on Huaihai Zhong Road in the Huangpu district of Puxi — Shanghai's west bank, on one of the city's main retail and dining spines. That puts it in the commercial heart of town rather than across the river in Pudong's tower district.

Is this Four Seasons' first hotel in Shanghai?

No. Four Seasons first opened in Shanghai in October 2002, on Weihai Road in Jing'an, with 422 rooms and suites. That hotel closed in June 2020 for redevelopment. The new Huaihai Zhong Road property is the brand's return to the city on a different site — smaller, more centrally positioned, and operated under a management agreement with Fungseng Prosperity Holdings Limited.

The hotel is planned with 160 rooms and suites across a 44-storey tower — significantly fewer keys than the earlier Shanghai property, and a footprint more in line with Four Seasons' recent urban openings in Asia.

What restaurants and facilities will it have, and who designed it?

Five dining concepts are planned: a Shanghai seafood restaurant, an Italian trattoria, a lobby bar, an open-air Chinese tea lounge and a patisserie. The tower also includes around 670 square metres of meeting space and 690 square metres of wellness facilities. Architecture is by Ricardo Bofill Taller de Arquitectura with P&T Group; interiors are by Jean-Michel Gathy of DENNISTON. At the base of the tower, a cluster of restored Shikumen lane houses — the traditional brick courtyard dwellings of old Shanghai — are being conserved as part of the development.

The case for the Four Seasons Hong Kong is simple: it's the easiest 5-star base on the island, and the staff back it up in ways that don't show up on a rate sheet. One guest's partner had a small hole in her dress fixed during a routine pressing, no request needed. Another wanted a mango at breakfast, mentioned it once, and it appeared minutes later. A porter walked bags all the way to the Airport Express platform. That's the same shape of story from 2019 through this summer, told by different travellers who have nothing to do with each other. The building is the honest trade-off. Several recent stays, including one detailed enough to score infrastructure separately, note the spa and gym feel dated next to newer Four Seasons openings, and the harbour view depends entirely on which floor and side you land: one January 2026 guest got a construction site instead of Victoria Harbour. None of that touches the three Michelin-starred restaurants on property. Lung King Heen and Caprice both pull the same travellers back on repeat visits, and the pool draws the kind of praise regulars save for the best in the city. The one comparison worth knowing: people who've also done the Rosewood across the harbour tend to rate that hotel's rooms and design higher, while putting the Four Seasons ahead on service and calling it the better call if you actually want to be based on Hong Kong Island. That's a real trade, not a knock against either. Book this one for the location and the staff who remember you between stays, not for a freshly renovated building. On those two, nothing else in Central comes close.

Book a river-view room here and what arrives is a building doing more work than most five-stars bother with: Jean-Michel Gathy's lobby has floor-to-ceiling glass, gardens threaded through the public spaces, and a "basic" room that runs close to 900 square feet, bigger than a suite at plenty of competitors. The free boat shuttle to ICONSIAM and the BTS is a genuinely useful perk rather than a gimmick, and the staff seem to actually track who you are: one family had a sick parent looked after with a late-night search for a pharmacy, another had headphones left behind at the airport chased down and delivered before their flight left. That's the kind of thing that makes people say they'll be back, and a lot of them do. The food is the real gap between the reputation and the reality. Breakfast draws specific, repeated complaints: thin options for dietary restrictions, staff who don't check in during the meal, no coffee menu unless you ask. A couple who skipped dinner on property after a disappointing lobby lunch and letdown pancakes the next morning isn't a one-off shrug. The Lobby Bar and BKK Social Club are the surprise wins — better than the flagship restaurants by most accounts — but you're not booking this hotel for the breakfast buffet the brand name might imply. Large group bookings can also crowd the pool and breakfast room enough to dent the sense of exclusivity you're paying for, and the spa or sauna being closed for renovation shows up often enough to ask about before you book. The service and the building are what you're actually paying for, and they clear the bar comfortably even with the food underperforming. Families do especially well here: kids' club, tents set up in rooms, staff who remember a toddler's name by day two. Anyone chasing a top-tier breakfast spread might do better elsewhere in the city, but for the room, the river, and a staff that fixes its own mistakes without a fuss, this is one of the best city hotels in Bangkok going.

The Mount Otemanu view from an overwater bungalow is the reason this island is on the list in the first place: these are the biggest bungalows in Bora Bora, the glass floors and lagoon access are the real deal, and the grounds and beach beat every other resort here. Guides like Evans and Aurelien get singled out for their snorkeling tours, and the breakfast buffet and Ari Moana outperform the regional competition. That part of the case holds. The maintenance complaints are real and worth pricing in. One traveller described new spiderwebs turning up daily in an overwater villa and discoloration on bathroom walls near the restaurants that looked, to them, borderline moldy. Front desk and pool service is the patchy half of an otherwise warm staff culture: one guest stood dripping wet while a desk attendant checked in someone else without offering a towel, and another waited three hours for a microwave requested that morning. Nobody swims off their own bungalow deck, either, thanks to a swim-flag system one guest said never once turned green during their stay. Corporate events occasionally take over stretches of beach and pump music into what's sold as a honeymoon setting, worth knowing before you book a peak week. Travellers who also did the St. Regis next door tend to say the same thing: sharper service and better marine life there, bigger rooms and better mountain views here. Book it for the view, the water, and the size of the room, not for flawless execution. Go in knowing the villas are overdue for a real refresh: nothing else on the island touches this lagoon, this bungalow, or these grounds.

If you're booking Istanbul for the water, this is the call. Guests keep describing waking up to the Bosphorus from bed, and the palatial public rooms and view-heavy suites back that up. One traveller watched a yacht pull up beside their restaurant table to collect a fellow guest, mid-meal, with the strait doing its work behind them. The setting and the architecture do the heavy lifting — nothing else in the city puts you on the water quite like this. The food is where this place asks something of you. One guest called breakfast among the best they've had anywhere, gluten-free options included; another found the buffet badly laid out, the stations too far from the tables, and the waiters noticeably less warm than the staff at the pool and spa.
