What we'll be watching
We haven't stayed yet — here's what will decide whether it lands when we do.
- Whether 150 rooms is too many for where it sits. Puglia's coastal character runs low-slung and intimate — masserie, whitewashed farmhouses, nothing much over two storeys. A full-scale 150-key Four Seasons on that coastline is a genuine break from the region's grain, and we'll be watching whether the villa-style layout disperses the count convincingly or whether it reads as a resort dropped into landscape that wasn't asking for one.
- Whether six dining venues pull their weight. That's an ambitious programme for a property that hasn't opened yet — an all-day restaurant, a specialty restaurant, a pool bar, a lobby lounge, a signature bar, and a beach club. In our experience, resorts in this category often open with the headline venues underperforming until the team finds its feet. We'll want to see whether the beach club in particular becomes a destination or just a branded sunbed arrangement.
- Whether the date holds. Sources have been calling this 2027 or 2028 since the original 2021 announcement, and it's now firmly reported as 2028 — five years from first announcement to first guest, if it lands on schedule. The Omnam and Mohari ownership structure adds a layer of complexity that doesn't always move at Four Seasons' preferred pace.
- Whether this is actually Four Seasons' Puglia or just Four Seasons in Puglia. The brand has real pedigree in Italy — the Florence, Milan, and Rome hotels are among the stronger properties in the portfolio — but they're all urban. A southern Italian beach resort is a different operational discipline, and Puglia specifically has a strong independent scene that doesn't need a flag to feel legitimate. The risk is that the Four Seasons house style overrides the regional character that makes people want to go there in the first place.
