What we'll be watching
We haven't stayed yet — here's what will decide whether it lands when we do.
- Whether a renovation at this scale actually finishes by 2027. The project is a top-to-bottom redevelopment of the former AKS Hinitsa Bay hotel — demolition, structural reinforcement, and a full rebuild on a 185-acre beachfront estate — funded partly by a €64.4 million bond secured in 2025. The €250 million price tag and the Council of State approval only being granted recently suggest the timeline is ambitious. We'll be watching whether 2027 holds or whether this slips into 2028.
- Whether the bungalow split earns its keep. Of the 110 keys, 30 are bungalows and 80 are rooms and suites — and in a resort of this size and setting, that low-density mix is either the whole point or just a number on a brochure. Porto Heli's draw is 3.25 kilometres of private coastline on the Argolic Gulf; we'll be watching whether the bungalows genuinely sit apart from the main building or just carry a different room-type label.
- Whether Porto Heli reads as a destination in its own right. Four Seasons is building its third Greek property in rapid succession — Astir Palace Athens is established, Mykonos opened in 2026, and Porto Heli now follows. The Peloponnese coast has a quieter, more secluded character than the islands, which is either a selling point or a harder logistics story for a guest who wants the same ease of access. A 2.5-hour drive from Athens is not the same as a short flight, and the ferry and helicopter options work only for those who plan around them.
- Whether the residences and the hotel stay distinct. The estate includes branded villas sold as private residences alongside the 110-key hotel, and on a 185-acre plot that sounds manageable — but the balance between private owners and paying guests is exactly where resorts in this mold can lose their focus. We'll be watching whether guests feel they are at a Four Seasons resort or at a residential community with hotel rooms attached.

Is this Four Seasons' first hotel in Greece?
No. Four Seasons already operates Astir Palace Hotel Athens and, as of 2026, Four Seasons Resort Mykonos. Porto Heli would be the brand's third property in Greece, its first on the Peloponnese mainland.
How many rooms will it have?
Plans call for 80 guest rooms and suites and 30 bungalows, totalling 110 hotel keys, alongside a collection of privately-owned branded residential villas on the same estate. Room count comes from the official Four Seasons press announcement.
What restaurants and facilities will it have, and who designed it?
The official announcement confirms an all-day restaurant, a beachfront dining venue, and a lobby lounge, with additional dining yet to be named. The spa sits within a 1.3-hectare garden and includes more than 18 treatment rooms, a thermal suite with saunas, steam rooms, hot and cold plunges, and a salt pool. Interior design is by the London studio Goddard Littlefair, whose brief is described as a Hellenic-inspired contemporary Mediterranean retreat. The project is targeting LEED Gold certification.
