It would be the brand’s second property in Vietnam, following the well-known Nam Hai in Hoi An, and it shifts the focus from beach resort to urban address. This one was confirmed as a pipeline project rather than carrying a firm public date, so a 2026 target is the working assumption rather than a guarantee. We have not stayed, so treat this as anticipation. On paper, a compact central-Hanoi Four Seasons is an easy property to root for if the rooms deliver real comfort behind the lake views.
What we’ll be watching
Whether the rooftop bar pulls its own weight. A rooftop over Hoan Kiem Lake is one of the more obvious moves available to a hotel on this site — the question is whether Wimberly Interiors’ brief produces a destination worth the trip up or just a room with a view. Hanoi’s food and drink scene doesn’t need a hotel bar to survive, so we’ll be watching whether it earns regulars beyond the room guests.
Whether the French colonial framing is more than a mood board. WATG and SRSS leaning into Hanoi’s colonial architecture is the right instinct, but Four Seasons’ house style can smooth distinctive influences into something generically upscale. The building sits on one of the city’s most photographed waterfronts — how much of Hanoi actually reads in the interiors and materials is the test.
Whether 95 rooms is the right size for this site. It’s compact for a Four Seasons city hotel and should allow for the kind of attentive service the brand promises — but a lakefront address in a city this dense generates its own traffic, and the tiered pools and rooftop will draw non-staying visitors. We’ll be watching whether the property protects a sense of calm or gets busy.
