First look
Four Seasons Resort Zanzibar is reported as a 60-villa property at Pongwe, opening in 2027 as the brand’s second address in Tanzania after the Serengeti safari lodge. The all-villa format and modest count point to a low-density beach resort, the natural Indian Ocean counterpart to a safari stay. Pairing a Zanzibar beach resort with the existing Serengeti lodge sets up an obvious bush-and-beach itinerary under one brand.
What we’ll be watching
Whether five dining outlets is the right call for sixty villas. That’s a high ratio of restaurants to rooms for a beach resort, and each one needs to pull its weight — the Levantine grill and the seafood concept sound like real ideas, but we’ll be watching whether both deliver or whether the kitchen spreads too thin across five menus.
Whether the Serengeti pairing actually works as a seamless itinerary. The whole pitch is bush-and-beach under one brand — fly out to the Serengeti lodge, fly back to Pongwe. We’ll be watching whether Four Seasons coordinates bookings and transfers in a way that makes this genuinely easy, or whether it’s just a good line in the brochure.
Whether eco.id’s design earns its setting. Architecture and interiors are split between eco.id and MOMA International, and neither is a household name the way some resort architects are. The 126-acre beachfront is the asset; what we’ll be watching is whether the villas sit in the land or impose on it.
Whether 2027 actually holds. The January 2024 announcement gave no firm opening date, and no official date has been confirmed since. We’re going by trade press reporting the 2027 target, but with a project this early in its announcement cycle, a slip into late 2027 or beyond wouldn’t surprise us.

When does Four Seasons Resort Zanzibar open?
Four Seasons announced the resort in January 2024 but has not confirmed a specific opening date. Trade press has pointed to 2027 as the target year, so that’s the working assumption — but with no firm date from Four Seasons itself, treat it as reported rather than locked.
Where is Four Seasons Resort Zanzibar located?
It sits at Pongwe on the eastern coast of Zanzibar, Tanzania, on a 126-acre beachfront property about 23 miles off the Tanzanian mainland. The location is a short flight from the Four Seasons Safari Lodge Serengeti, which is the point of the bush-and-beach pitch.
Is this Four Seasons’ first hotel in Tanzania?
No. Four Seasons Resort Zanzibar is slated to be the brand’s second property in Tanzania, joining the Four Seasons Safari Lodge Serengeti on the mainland. The Zanzibar resort is developed in partnership with Albwardy Investment, a UAE-based investment firm.
How many villas will Four Seasons Resort Zanzibar have?
The resort is planned with 60 private villas in one to three-bedroom configurations, each designed to have uninterrupted Indian Ocean views across the beachfront site.
What restaurants and facilities will it have, and who designed it?
Plans call for five dining outlets: a signature seafood restaurant drawing on the local fish market, a Levantine grill with wood-fire cooking, a Mediterranean all-day dining restaurant, a poolside bar and grill, and a lobby lounge and bar. The spa is planned with five private treatment rooms and an outdoor open-air cabana. Architecture is by eco.id, with interiors by eco.id and MOMA International. There will also be a Discovery Centre with on-site conservationists focused on Zanzibar’s habitat.
