Bulgari's 11th property is slated to land on a private Bodrum peninsula in 2027, the brand's first foothold in Turkey. On paper it is a resort-and-residences hybrid: roughly 43 rooms and 40 standalone villas making up the hotel, with 100 privately-owned mansions sharing the grounds. The whole thing spreads across about 10 hectares of terraced gardens, which is a lot of room to work with on a stretch of the Aegean coast that's no stranger to big-name openings.
It's officially branded "Bulgari Resort & Mansions Bodrum" — worth flagging, because the residential component is clearly central to the plan rather than an afterthought. What we'll be watching for is how the 43-key hotel holds its own character against the surrounding mansions, and whether the terraced-garden layout translates into the kind of privacy and pacing that justifies the address. - Whether Bulgari's urban formula translates to a sprawling hillside resort. Every other property in the collection is a compact city address — Rome, Milan, London, Paris, Dubai. A 60-plus-hectare terraced peninsula in Bodrum is a genuinely different format, and the brand has no real track record here. That's not a knock, but it's the open question.
- Whether the dining programme survives the setting. Five venues on paper — Il Ristorante Niko Romito, a Japanese concept, a seafood Mediterranean restaurant, La Spiaggia beachfront dining, and a Bulgari Bar — is an ambitious roster for a 43-room resort. We'll be watching whether that depth of kitchen holds up or thins out once it's running.
- Whether 2027 actually holds. No month has been confirmed publicly, and the project is large and complex — 101 mansions, a multi-venue resort, a 23,000-square-foot spa, and two beach clubs across a pristine peninsula. There's room for slippage.
