What we'll be watching

We haven't stayed yet — here's what will decide whether it lands when we do.

• Whether the restoration holds up. The Versailles has been empty since 2011 — over a decade of vacancy on a coastal building before Aman took it on. Fourteen years of salt air and neglect is a real challenge for a structure that's meant to feel pristine on arrival. We'll be watching whether the finished rooms feel genuinely revived or paper over the building's wear.
• Whether 55 keys and 22 residences can coexist cleanly. Aman New York showed that the brand can make a city address work, but a hotel this small sharing a block with private residence buyers creates a gravitational pull toward the owners. We'll be watching whether paying hotel guests feel like the primary consideration or a secondary revenue stream to a condo play.
• Whether the date holds, again. The original target was 2024; the current target is 2027. Three years of slippage on a project that was already in planning is a pattern worth noting. Vertical construction was underway in mid-2025, which is progress, but coastal Miami construction has its own rhythm.
• Whether Jean-Michel Gathy delivers here what he did in New York. Denniston's interiors at Aman New York were the product's strongest card. The Miami brief — Art Deco bones, Japanese minimalism from the Kuma tower next door, beachfront light — is a harder brief to resolve. The interiors will either make the restoration feel inevitable or make it feel like a collision.
