First look
Aman Dubai broke ground in April 2026 on a 350-metre private beach in Jumeirah 2, on the Dubai Peninsula, with a target of 2027. The plan runs to roughly 80-100 suites and 82 residences. Given the groundbreaking only happened in 2026, we would not be surprised if the date slips.
A private-beach Aman in the middle of Dubai is a deliberate counterpoint to the city’s bigger, busier resorts. What we will be watching for is whether the beach frontage delivers genuine privacy this close to the city, and whether the timeline holds. Until it opens and guests who have stayed report back, this is anticipation rather than a verdict.
What we’ll be watching
Whether the 2027 date is realistic. Ground broke only in April 2026, and Aman builds slowly and deliberately — a sub-two-year window from sod-turning to keys is aggressive by any measure for a property this considered. We’ll be watching whether the opening slips into 2028.
Whether 80-to-100 suites feels intimate enough next to roughly 80 branded residences and a 9,500-square-metre members-only Aman Club. That’s a lot of competing priorities on nine acres, and a hotel where residents hold priority access to the spa and pool can easily feel like a hotel that’s secondary on its own site.
Whether Kerry Hill Architects’ language of shaded galleries, privacy screens, and sand-coloured stone lands as genuinely rooted in the place or reads as a generic Gulf-luxury gesture. Kerry Hill built some of Aman’s most convincing Japan properties; Dubai is a very different test for the same formal vocabulary.
Whether the dining program is ambition the kitchen can back up. Aman properties are not usually known for dining depth, and launching multiple food-and-beverage outlets in a market this competitive — next door to the Four Seasons and a ten-minute drive from everywhere — is a swing that can go either way.

Aman Dubai is targeting 2027, with groundbreaking having taken place in April 2026. Given that timeline, a 2027 debut is possible but ambitious — treat the date as expected rather than confirmed, and a slip into 2028 would not be surprising.

Yes to both. Aman Dubai will be the brand’s first hotel in Dubai and its first property in the UAE. The brand has long been conspicuously absent from the Gulf’s highest-profile luxury market, which makes this a notable debut.
How many rooms will Aman Dubai have?
The resort is reported to have roughly 80 to 100 suites, all with private pools or Gulf or skyline views. Alongside the hotel sit roughly 80 Aman-branded residences and a private Aman Club spanning around 9,500 square metres — a layout with more moving parts than a typical Aman address.
What restaurants and facilities will Aman Dubai have?
Multiple restaurants, bars, and lounges are planned, alongside a spa and wellness centre of nearly 2,900 square metres, plus infinity pools, tennis and padel courts, and an expansive private beach. The property is designed throughout by Kerry Hill Architects, the firm behind Aman’s celebrated trio in Japan.
