Rosewood Exuma
33 suites on a 124-acre private island in the Exumas, a roughly $200M build with Yntegra Group
First look
Rosewood is going small and remote in the Bahamas: 33 suites spread across a 124-acre private island at East Sampson Cay in the Exumas. Announced in 2024 with a roughly $200 million budget and the developer Yntegra Group, it reads as a deliberately exclusive play rather than a volume resort.
The 2028 opening is some way off, and private-island builds carry their own logistics, so we're reading this as a long-lead bet for now. The math is striking, though: 124 acres for just 33 suites is a lot of room to breathe. What we'll be watching for is how Rosewood handles the practicalities of a standalone island, from getting guests there to keeping the operation honest, before we form any view on the ground.
