First look

Oberoi's plans for a Kathmandu hotel were confirmed via Skift in November 2025 and the group's EIH expansion plans. It's described as a greenfield, roughly 5-acre city-hotel project, so this is new construction rather than a takeover of an existing building. The hotel is one of several in the pipeline meant to carry the brand to 27 properties by 2030.

No firm opening date has been published, and the project isn't yet listed on Oberoi's official upcoming page, so timing remains open. A five-acre footprint is generous for a capital-city hotel, which on paper suggests room for gardens, a spa and the kind of grounds Oberoi usually builds around. What we'll be watching for is where in Kathmandu it lands and how it balances a city address with the resort-style space the site implies.
