First look

COMO confirmed Melbourne in October 2025, with an opening slated for early 2028. It takes the first nine levels of 'The Carter Building', a roughly $300M tower on St Kilda Road from developers Orchard Piper and Carter Group. The design is by Kerry Hill Architects, the practice behind much of COMO's recent work. On paper the plan is 102 rooms alongside 54 branded residences, with a COMO Shambhala wellness floor and a 20m indoor pool. It would be COMO's second hotel in Australia after Perth's COMO The Treasury.

A couple of details are still loose. One trade outlet referred to the project as 'COMO The Carter', so the final name isn't officially locked, and there's no dedicated property page yet. The hotel is reported as under development rather than booking. What we will be watching for is how the room count and the residences share a single tower, and whether the wellness offer matches what COMO does at its resorts. Until we can stay, this is anticipation, not a verdict.

COMO Shambhala isn't trying to be the biggest resort in Ubud, and that's the point. With around 30 residences spread across 23 acres of jungle above the Ayung River, you get a personal assistant reachable by WhatsApp for the length of your stay, two restaurants built around a genuinely restrictive wellness menu, and a walk down to three natural spring pools that keeps coming up as the single best thing on the property. People who've done multiple Amans in Bali say the butler service here beats what they got at the Aman properties down the road, which is a real comparison, not a throwaway line. The building is the trade-off worth pricing in. It dates to the 1990s, and while renovated residences read as modern and calm, several guests noted some villas are still waiting their turn, so ask which residence you're booking rather than assuming they're identical. The 400-odd steps down to the river pools are also non-negotiable if you want to see them, and rain closes the path outright — buggies help but don't eliminate the climb. One guest specifically flagged that promised blood-test and diagnostic screening didn't fully materialize, worth asking about directly if that's why you're coming. None of that changes who this is for. If you want a scene, a big pool deck, or nightlife, this isn't it — go to Mandapa or a beach club property instead. But for people who actually want the wellness programming to be real rather than a spa menu bolted onto a resort, and who don't mind that "quiet luxury" here means genuinely quiet, this is the one Ubud regulars keep returning to. Book it for Kedara and the personal assistant, not for the room finishes.

Pammy Liu comes up more than anyone else in the stack of reviews on this place, and for good reason: one traveller missed a flight entirely and she rebooked the room on the spot, no fuss, no charge for the drama. Another checked in with laryngitis and the restaurant's Morris kept her stocked with tea and berries all week so she'd have a voice left by the end of the trip. A late-night laundry emergency got sorted by the night team in minutes rather than met with a shrug. The service is the reason to book this hotel, not a nice extra alongside the room, and it's held steady from last year straight through this spring. This is a 41-room Edwardian townhouse in Belgravia: no real spa, no grand lobby, nothing to linger in beyond your room and the restaurant. If a gym and pool matter to your trip, they're not here (the Corinthia, a short walk away, has both). What you do get is a quiet street near Hyde Park Corner, rooms that run genuinely spacious by London standards, and a breakfast and afternoon tea that keep getting singled out on their own merits rather than as an afterthought (the coconut waffles come up more than once, and so does Lewis walking guests through the menu at tea). Book it for a couple marking an occasion or a family with young kids: a surprise birthday cake, a themed drawing left in the room for a five-year-old, an upgrade nobody had to request. Skip it if you want a scene, a big lobby, or proper wellness facilities on site. Small and intimate cuts both ways here, and it's worth knowing which one you're booking for before you do. On the staff, though, the accounts line up: quick to solve a problem, warm about it, and never going through the motions.

The pitch here is simple: a Mayfair address, a five-minute walk from Hyde Park, and a staff roster that seems to remember your name by the second morning. Ali on the door shows up constantly, greeting kids with presents and handling luggage without being asked twice, and the front desk (Maryam, Vasil, Iolanda) gets thanked for the same thing over and over: fast, warm, no fuss. Rooms run calm rather than showy, caramel tones, velvet, marble, heated bathroom floors, and more than one guest mentioned a Japanese toilet and automatic blinds framing the London Eye. Where it gets complicated is money. One guest was hit with a £350 charge for alleged carpet stains after checkout, with thin documentation and only a partial refund offered; that's a real risk at these rates, and worth asking about at check-in if you're travelling with kids. The design itself splits opinion too: some find the minimalist look a genuine relief from London's usual chintz, others think it could be a hotel in any city and doesn't feel distinctly London at all. The food and drink program is Nobu-adjacent rather than a destination in its own right, and there's no real spa story to speak of, so this isn't the pick if wellness is the point of the trip. Book it for the location and the people at the front of house, both of which show up constantly in what guests say. Skip it if you want a hotel with a view (Four Seasons Park Lane is a block away for that) or a serious spa. For a couple or a family wanting Mayfair with genuine warmth at the door, it's a strong, dependable choice.
