Rosewood is reworking the former BNL headquarters on Via Veneto into a 157-room hotel, putting the brand on one of Rome's most storied addresses. A mid-century office block turned luxury hotel is a familiar move, and Via Veneto's dolce-vita history gives it an easy narrative hook.
The date has already been corrected once: an earlier April 2026 target is gone, and the brand site now reads 2027, with the building still under construction as of June 2026. We're taking that 2027 as the working figure. At 157 rooms this is a full-scale city hotel rather than a boutique conversion. What we'll be watching for is whether the Via Veneto setting translates into something with real character, or just another grand lobby.

What we'll be watching
We haven't stayed yet — here's what will decide whether it lands when we do.
- Whether the vault bathhouse is more than a talking point. Putting a Roman-style bathhouse in the original BNL bank vault is the most specific and interesting idea in this building — but a spa novelty and a properly programmable wellness space are different things. We'll be watching whether the subterranean concept delivers real ritual or just mood lighting.
- Whether BAR Studio's interiors hold up against the Piacentini bones. The brief — Australian contemporary inside a monumental 1920s Italian rationalist building — is a real tension, and Rosewood's 'sense of place' formula doesn't automatically resolve it. The rooftop bar and the lobby bar are the two rooms that will tell us quickly whether the design is reading the building or fighting it.
- Whether 157 rooms on Via Veneto lands as a hotel or a landmark. The street's dolce vita history is the easy narrative, but Via Veneto has spent decades trading on nostalgia rather than actual energy — the relevant question is whether the address has enough life in it to carry a full-scale city hotel, or whether Rosewood ends up doing the heavy lifting alone.
- Whether 2027 actually holds. This opening has already moved from 2023 to 2025 to 2026 to 2027 — four stated dates in five years with the building still under construction as of mid-2026. We're not treating any date as firm until Rosewood has reservations open.

Rosewood's official site now points to 2027, though the project has moved repeatedly — announced dates have included 2023, 2025, and April 2026 before the current 2027 target. Treat it as expected rather than fixed, and check for reservations before planning around it.
Where is Rosewood Rome located?
It sits at Via Vittorio Veneto 111-119, occupying the former headquarters of Italy's Banca Nazionale del Lavoro across three early-1900s buildings. Via Veneto is in central Rome, roughly walking distance from the Spanish Steps and the Borghese gardens.
Is this Rosewood's first hotel in Rome?
Yes, it will be the brand's first property in Rome and its first in Italy (Rosewood Milan is also in the pipeline but has not yet opened either). The building's centerpiece was originally designed by Italian architect Marcello Piacentini; the interiors are being handled by Australian firm BAR Studio.
How many rooms will Rosewood Rome have?
Plans call for 157 rooms including 44 suites, making it a full-scale city hotel rather than a boutique conversion — moderately large by Rosewood standards but not outsized for a flagship address.
What restaurants and facilities will Rosewood Rome have?
Three dining outlets are planned: a contemporary Italian bistro, a lobby bar and café, and a rooftop bar with terrace views over Rome. The spa sits on the rooftop with four treatment rooms, a reflecting pool and a wellness terrace; a separate subterranean Roman bathhouse is planned in the building's original bank vault.
