Rosewood is finally heading to the Maldives, with Ranfaru in South Malé Atoll: around 120 villas developed alongside Estithmar Holding. For a brand whose peers have long held Maldives addresses, this is an overdue entry into one of luxury travel's most-contested markets, and a notable gap-filler in the portfolio.
The opening is set for 2027, and it's worth flagging that earlier paperwork mislocated the resort in Lhaviyani Atoll; the correct site is South Malé. We're going with the corrected location and the 2027 target. The Maldives is crowded with strong villa resorts, so a debut here lands among tough company. What we'll be watching for is whether Rosewood brings something beyond the over-water template that every island in the country already offers.

- Whether 120 villas feels intimate enough for the brand. Rosewood's best resorts trade on a sense of seclusion, and 120 keys — all with private pools, some on their own islands — is a large count. The private-island villas will be the ones to watch; the overwater blocks will define whether this reads as a Rosewood or just another well-funded Maldives island.
- Whether the opening target holds. The 2027 date has already slipped once — this was originally targeted for 2025. A $343 million build on a remote atoll with a Qatar-based developer adds construction-timeline risk; treat the date as reported rather than fixed.
- Whether Rosewood earns its Maldives debut or just occupies it. The brand is genuinely late to one of luxury travel's most saturated markets — Aman, Four Seasons, Soneva, and One&Only have been here for years. The 'A Sense of Place' philosophy is compelling when it has genuine local texture to work with; we'll be watching whether Ranfaru develops one or leans on the setting as a substitute for it.
- Whether the Estithmar partnership produces something architecturally distinctive. The developer's previous Maldives project, Waldorf Astoria Ithaafushi, is a technically accomplished but fairly conventional luxury island. H'Collective is listed on the project, but their exact role hasn't been confirmed publicly. Design is where Rosewood can separate itself here — or where it won't.

The resort sits in the South Malé Atoll, set across a chain of private islands. It's around 35 minutes by yacht or 10 minutes by seaplane from Velana International Airport in Malé — a relatively accessible location by Maldives standards.
Is this Rosewood's first property in the Maldives?
Yes. Despite the brand's peers having long-established island addresses in the Maldives, Ranfaru marks Rosewood's first entry into the country. The project is being developed with Estithmar Holding, the Qatar-based group that also brought the Waldorf Astoria Maldives Ithaafushi to life.
How many villas will Rosewood Ranfaru have?
Around 120 beachfront and overwater villas are planned, ranging from one to five bedrooms. All are expected to have private pools, and a portion will sit on their own private islands rather than on the main island cluster.

The resort is expected to include several specialty restaurants and a beach club, alongside an Asaya well-being facility, a fitness centre, paddle courts, multiple swimming pools, and water sports.
